Noel was struggling. How to access more clients with minimal effort and maximum return? His villa was lovely, private pool and garden on a sought after resort but competition locally was huge and with every property built to the same design, there was little to diiferentiate his from the guy's next door. He was also aware that even though many advertising portals now list for free and take a commission, their calendars have to maintained and guests managed. it was driving him nuts!
The solution was actually quiet simple. Implement a central property management system (PMS) and link the calendar on this to all of the major rental players in the self-catering marketing sector. In this way, Noel, or in this case, our team, simply have to update one calendar. Even better, the advert we created for the PMS system, itself a fully bookable, payment ready website, updated every linked portal advert every two hours. Within a couple of days, Noel's wonderful villa was available to book on 15 major rental portal websites and, for some of these, through their linked affiliate websites. These include:

One of Noel's key requirements was that we managed the bookings for him. Guest and booking management is an extremely important and arduous task for a busy property and Noel was keen to ensure that his guests were fully managed from enquiry / booking through to arrival and stay. We undertake this task for many clients so we have the management systems in place to provide such a solution.
Had Noel decided to take on the booking and guest management duties himself then the total cost to him would simply have been the monthly fee for the PMS system (£12/month) and an initial setup fee of £299 for the main PMS system and £12 per channel. For the 15 rental channels he chose, the total cost was just £529 in year 1 and £99 per year thereafter. We could have also helped Noel set up a credit card system so that he could take payment easily himself.
What Noel decided to do was to contract us to manage his bookings and payments. The annual cost for this service is just £150 per year with 15% commission on any sales through the marketing we contract through. Personal bookings attract zero charges.
